Booking terms

These terms apply to direct accommodation bookings with Kiinteistö Oy Levi Olo Resort. If a booking confirmation or written offer gives more specific terms, those booking-specific terms apply first.

Booking and payment

A booking is confirmed when we issue a booking confirmation. The booking confirmation states the stay dates, guest count, accommodation, selected extras, and price.

Prices are shown in EUR and include Finnish accommodation VAT where applicable. Payment terms are shown during checkout or in the booking confirmation.

Accommodation bookings are made for specified dates. No statutory right of withdrawal applies to these bookings under Finnish and EU consumer law.

Cancellation policy

90+ days before arrival: Full refund (10% booking fee retained)
61–89 days before arrival: 50% refund
30–60 days before arrival: No refund
Less than 30 days: No refund
No-show: No refund

Cancellations must be made in writing to levi@oloresort.fi. A cancellation is confirmed when we reply.

Check-in and check-out

Check-in: From 16:00
Check-out: Before 11:00

Late check-out is subject to availability and may be charged at €150 per hour, billed from the start of the late period.

House rules

No smoking indoors — €1,000 cleaning fee
Pets are not permitted in glass igloos
Quiet hours: midnight to 07:00
Lounge sauna & jacuzzi: 07:00 to midnight
Any damage to the suite is the guest's responsibility
